Many
buyers looking for an upgrade are eying the units
Golden
Hope Development Sdn Bhd (Golden Hope) is banking on
its development concept to market bungalows and bungalow
plots in its Lamanseri enclave within the 2,800-acre
Kota Seriemas township.
Golden Hope general manager Azmar Talib said the enclave
located 10km from the Kuala Lumpur International Airport
is designed to be an exclusive gated community with
a lake and three 5,000sq ft landscaped gardens dubbed "laman".
The 21-acre freehold development is planned to contain
86 bungalow plots and 95 bungalows called "Growhomes".
Since February this year, the company has progressively
launched 52 plots of which 70 per cent has been sold.
"The affordable pricing of the plots from RM19.50
psf to RM21.50 psf is one of the reasons for the popularity
of the plots among those looking to upgrade from a terrace
house," said Azmar.
Another reason that has helped sales, said Azmar, is
the garden living concept and environment-conscious
lifestyle offered by the development.
Golden Hope will be launching another 34 bungalow plots
this month. This will be followed by the launch of
the 95 Lamanseri bungalows called "Malaya Growhomes" once
the necessary approvals are in place.
The Growhomes caocept offers purchasers a basic 1,154sq
ft detached house pegged from RM188,888, which can be
extended into a larger home according to the purchaser's
means.
"For the price of a terrace house, the buyer gets
a bungalow that can be enlarged without interfering
with the foundation or other parts of the house. We
have taken into consideration the future plans of the
owners and have liased with the authorities to facilitate
easy approvals for renovation," said Azmar.
"Gone are the days where house buyers did not mind
their homes looking like everybody else's, therefore
we will try to meet this need in Kota Seriemas by featuring
different design concepts within the same development," he
added.
Azmar said the Growhomes concept is not new in Kota
Seriemas, which is accessible via KL-Seremban Highway
and the Elite Highway. The 23 single-storey units that
were launched last November were "well-accepted
by the market".
Azmar said purchasers of units in Lamanseri would also
benefit from the developer's efforts to try and incorporate
as much information technology features as possible,
especially in terms of security and education.
In addition, they would have lots of open space and
a water feature that would from the central spine of
the development, taking up about three per cent of the
area.
In its bid to be eco-friendly, the developer has set
aside 16-acres for an education park, besides the seven
main parks and other smaller parks within the various
residential enclaves of the township.
