  Golden Hope's bungalows in an exclusive landscaped garden environment popular with buyers

Property developer Golden Hope Development Sdn Bhd's (GHD) Lamanseri residential enclave in its 2,800-acre freehold Kota Seriemas development in Nilai looks set to emulate the success of its earlier launch of Lamanlili.

The 30-acre Lamanlili enclave comprising 115 bungalow lots, 23 single-storey Typha GrowHomes and 27 double-storey Cyperus GrowHomes, is now fully sold, leading the company to proceed with the launch of Lamanseri.

The popularity of the Cyperus GrowHomes in particular, was evident when all 27 double-storey bungalows with built-up areas of 1,897sq ft pegged from RM226,699 were quickly snapped up just after the launch two months ago.

Lamanseri, which is taking shape on a 28-acre site, offers buyers a choice of 86 bungalow lots and 94 Malaya-themed double-storey GrowHomes bungalows. The bungalow lots that were launched last year have land areas ranging from 4,000sq ft to 7,727sq ft and are pegged from RM70,200. To date, about 70 per cent have been sold.
A spokesperson of GHD said purchasers of the bungalow lots are encouraged to choose from the five bungalow designs provided by the company to keep to the Malaya-themed concept of the enclave.

"These designs are similar to those being offered in our 94 Malaya-themed GrowHomes. Based on traditional architectural influences that emphasise the use of verandahs and natural lighting, the designs will ensure that Lamanseri retains its Malaya-themed comcept," he explained.

Perspective purchasers who do not want the hassle of building their homes can consider the Malaya-themed GrowHomes. The developer launched 34 of total 94 bungalows planned last week. With prices starting from RM232,999 to RM429,070, and built-up areas ranging from 1,987sq ft to 2,590sq ft, these bungalows offer buyers a home in an exclusive landscaped garden environment - hence the name Lamanseri.

"What we are offering here is a gated community lifestyle. As part of this concept we provide buyers an entrance statement with a laman, and on top of that, the development itself will feature concealed drains and underground electricity and telephone cabling."

"The unique selling point of Lamanseri, however, is the fact that the houses here will be surrounded by man-made lakes. What we will do here is landscape the retention ponds that will enhance the overall beauty of the enclave. But what makes Lamanseri truly exceptional is the fact that it is sited adjacent to the development's Central Park. The 16-acre park features another series of lakes and will serve as the recreational green lung of the development," the spokesperson added.

He said that the Golden Hope Development expects these four- and five-bed-room GrowHomes to be well-received by the market.

"We expect the first batch to be fully sold within a month or two and when that happens we will launch the second batch of GrowHomes," he said.

Prospective buyers looking for a more affordable option can consider the 100 units of 22ft by 65ft double-storey terraces. According to the spokesperson, the double-storey terraces are expected to be launched by the end of this month.

"These terraces called Park-Link Homes will come with four bedrooms and three bathrooms in built-up areas starting from 1,600sq ft."

"These houses will have exceptionally wide 20 foot back lanes that will not be tarred. They will be left green but instead of being landscaped we will be planting herbs and spices commonly used in our cooking for the convenience of the residents. Another unique selling point is the courtyard view that the living, dining and family areas will have," he added.

These Park Link Homes are expected to be priced from RM130,000 and are now open for registration.
